Sunscreen for fairway-facing walls, blockout for the bedrooms behind them.

The workhorse of a Steyn City fit-out — blockout for the bedrooms, sunscreen for the glass walls, made to measure per window.
A fabric panel on an aluminium tube sounds simple, and the finished look is — clean, minimal, made to the exact width and drop of each opening. The decision that actually matters is which fabric goes on which window, and that's where most of the value in the free measure sits.
Bedrooms, nurseries, media rooms, guest suites — anywhere the brief is "as dark as possible." Blockout fabric also adds a genuine thermal layer against summer heat and winter cold, which matters more than usual in a double-volume room.
A mesh weave — openness factor 3%, 5% or 10% — that cuts glare and UV while the fairway or parkland view stays visible. Lower percentages block more heat and glare at the cost of a slightly hazier view; 3–5% is the standard choice for view-preserving sun control on the kind of glass walls Steyn City is built around. One honest limitation: sunscreen gives daytime privacy but reverses at night — lights on inside, visible out — so bedrooms usually want a second layer.
Blockout and sunscreen on one bracket, so a single window runs both — sunscreen up for the daytime view, blockout down at night for full privacy and darkness. It's the answer we give most often for a bedroom that also happens to have a spectacular view.
A single roller blind runs to roughly 3m of fabric width comfortably. Beyond that, a Steyn City glass wall gets either a central join line or several blinds linked and motorised to move together — decided at the measure against the actual opening, not guessed at from a photo.
A guide per square metre, installed — not a quote. A manual roller in blockout, sunscreen or light-filter fabric sits between R1,000 and R1,600 per square metre, plain blockout near the bottom of that and a tight sunscreen or a double bracket carrying two cloths near the top.
Motorised, the rate is R2,500 to R3,800 for every square metre, which takes in the tube motor, the remote or wall control, and setting it up on fitting day. Two things to keep in mind: a small window carries a minimum charge, because the brackets, tube and installation time hardly change with size, and on a wide glass wall the figure depends on how the span is broken up. The number that counts is the per-window one in the written quote after the free measure.
Where we fit
The same blockout-and-sunscreen combination fits homes across the neighbouring estates too.
